What families look for

Most families we work with weigh the same four things: space (a villa or a large apartment), a short school run, parks and play areas, and an easy commute. No area wins on all four, so the right choice depends on your children's ages, your schools and your budget.

Al Waab: the classic family choice

Al Waab is one of the most popular areas for families — close to Aspire Park, Villaggio mall and several international schools. It has a good mix of villa compounds and apartments: 2-bedroom apartments typically rent for around QAR 7,125, and 3- to 4-bedroom villas for around QAR 11,750 a month.

Ain Khalid: villas and compounds

If you want a garden and space for the children to play, Ain Khalid is mostly villas and compounds, many with shared pools and play areas. A 3-bedroom villa typically rents for around QAR 13,500 a month. It's quieter than central Doha, with schools and supermarkets nearby.

Lusail: modern apartments with space

Lusail suits families who prefer a newer apartment with building facilities — pools, gyms and children's play rooms — plus parks, Place Vendôme mall and the tram. 3-bedroom apartments typically rent for around QAR 12,000, noticeably less than the same size in The Pearl. New schools keep opening in and around Lusail.

The Pearl: walkable island life

The Pearl is ideal for families who want to walk to cafés, the marina and the beach, and many buildings have pools and play areas. Most homes are apartments, with some townhouses and villas. It is one of the pricier areas — a 3-bedroom is around QAR 16,750 a month — and school runs mean driving off the island, so check your morning route.

Budget-friendly family options

For a lower budget, Madinat Khalifa, Al Sadd and Al Wakrah are worth a look. Madinat Khalifa has 2-bedroom apartments from around QAR 5,900, and Al Wakrah offers larger homes and a beach at lower prices than central Doha, at the cost of a longer commute.

Tips before you choose

  • Pick the school first, then the area — the school run is what families feel every day.
  • Drive the route at 7am before you sign; Doha traffic changes a lot by time of day.
  • In compounds, ask what the shared facilities include and whether maintenance is part of the rent.
  • Check how many parking spaces come with an apartment if you have two cars.
